One of the things that people ask us all the time is “When I have a roof leak, does that mean I have a bad roof?” This is what we say, if you have a roof leak it means you have a roof leak and if you don’t investigate it and find and understand where the roof leak is coming from , you don’t really know if you have a bad roof. So, it takes a good thorough inspection. Roofs leak, buildings leak, it’s just [the nature of them, and without doing maintenance a lot of times the roof will deteriorate over time. So, it is very important that you are doing roof maintenance on top of your building. It’s very important that you know where your roof is in its life cycle, and when a roof is installed the projected life of that roof can be 20 or 30 years. You’re only going to get to that 20 or 30 years if you’re conducting routine maintenance, scheduled maintenance and actually performing the maintenance after you’ve done the inspection on your roof. It’s probably one of the most important things that anybody can do, and if you don’t have a roof maintenance plan in place you need to get one. Especially if you have any sort of institutional type warranty when you installed your roof. In the fine print of that warranty, it always says you must do an annual inspection, and then perform the required roof maintenance on that roof.
